Long story short, I’m closing on 28 acres on September 22. We’ve signed a contract, I’ve already put down earnest money, and closing is scheduled. The seller had listed it on Facebook, I reached out directly, and we met at the property. He gave me a tour, we clicked, and he agreed to sell at a price $10k under his original listing.
He wanted a quick, clean deal. He hired an agent to handle the paperwork, she drafted the contract, and they made it clear they didn’t want contingencies. I was a little uncomfortable with how fast it moved, but overall the process has gone smoothly — my loan is approved, appraisal came in higher than the purchase price, and title work is underway.
Where things have gotten odd is the communication. About a week ago, the seller’s agent started pressing me for my appraisal report. I refused, since I paid for it and it’s not her business. She even reached out to my lender to try to get it, which felt off.
Now the seller himself has been reaching out a lot. Yesterday (Saturday) he left me a voicemail, then he called again this morning, and now he’s texted asking me to call him. Meanwhile, his agent is handling logistics with the title company. I already told her I prefer an afternoon closing slot, but she circled back saying the seller can only do morning — though she also said “no problem” if we split (him in the morning, me in the afternoon).
I just don’t understand why he’s pressing so hard to talk to me directly, especially outside normal business days/hours. It makes me wonder if he’s fishing for the appraisal number again, or if he’s having seller’s remorse and wants to keep some attachment (like stopping by, hunting rights, etc.).
On one hand, he seems like a decent guy and I could probably get along with him. On the other, I’m buying this land as a private retreat, not to share or keep ties with the former owner. My instinct is to keep things through his agent and ignore his calls/texts, but I feel a little bad doing that.
What would you do? Should I respond to him directly or just let the agent/title company handle everything?
