Is my chance of owning a home over?

I know no one is psychic, but maybe someone has some insight. I’m starting to get really depressed because there are literally no houses in my area that I can afford. For example, a house that sold 7 years ago for 450 is now listed at 775. A home that sold 6 years ago for 465 is now listed at 815. I mean, is that it? I’m totally screwed? With the increases that are happening I feel like I missed the opportunity to buy. Even just 3 years ago you could find houses for 500 or a little less but those are all long gone. I can’t imagine ever being able to buy a house for 800, our budget is probably closer to 500, but I guess that ship has sailed? Is it possible prices will ever go down again? We are on Long Island if that makes a difference.

We have a little over 100k saved for a downpayment.

My husband is the only one working right now and I’m home with kiddos, it would cost more to put them in daycare and work, but I do plan on going back to work once they’re in school (but that’s not for another 3 years…)

We are currently pre-approved for 450k, I am absolutely looking at “starter” homes… my biggest concern is area/school and in any of the “good” districts the lowest “starter” home is $575 for a 2br.

I don’t want to leave Long Island. All of my friends and family are here. I understand that seems like the easy answer, but I wasn’t really asking how to buy a house, I was asking if anyone thought the market will ever shift down again. In addition, my husband has an excellent job here and I don’t think he would make the same amount anywhere else.
