I’m selling a home in FL we bought four years ago for $750k (we had to put on a new roof for $35k, also). We’re under contract for $925k.
The house is a 5/4, but we put up a non structural wall to make one wing a 1/1 in-law suite.
The appraiser says he must exclude that sq footage from the main home, and that there are basically no recent comps in the area. Additionally, my giant (paid off) solar panel set up counts $0, as would the energy it produces.
My question: Am I screwed here? The house is definitely worth the contract price (four similar offers for it, under the Zestimate, so on, would 100% appraise as a 5/4).
